Chitgar Residential Town

Chitgar Residential Town, previously called Imam Reza Town, is located in front of the enormous project of Hezar o Yek Shab in 22nd district of Tehran. Such modern town with educational, therapeutic, sport, cultural and religious uses is placed on a land with the area of 180 hectares and after the beginning of The One Iranian Company’s activity, its name has changed. The major goal of building this project is the realization of subsistence plan for housing esteemed employees and retirees of the army and construction of 20 thousand residential units.

After the successful performance of The One Company in Erfan Project in the district of 22, different contractors and owners in the district including the respected contractor of Chitgar Residential Town contacted The One Iranian Company and in 2014, exactly when the issue of financing for the project was facing lots of problems, The One’s cooperation in sales and marketing for Chitgar Residential Town commenced.

 

Project’s problems at the beginning of cooperation:

Some of them were as follows:

  1. Very low price of the stock paid by retirement and employment receipts of the employers compared to the real value of it,
  2. Failure of stockholders to sell the project’s stocks
  3. Financing the project and negative effects of inflation on the value of sold stocks,
  4. Delay in transferring some of the sold stocks,
  5. Project’s dimension,
  6. Commitments to the previous stockholders: were all the issues that the project dealt with.

In order to progress and manage the project, The One Iranian Company used its subset brand, Avant-grade Iranian Company that had been established for doing economic projects, recruited trained personnel of The One Company and Erfan Project in a completely separate chart and also by the made policies in The One’s thinking room. Due to the nature of project, for the first time,

"we reached the program from the goal."

By this way, we started all strategies and planning to reach our goal i.e. turning the project to the busiest sale project in Iran and also forming a queue of people to buy.

By adopting orderly precise strategies for sales and marketing, establishing sales office in the project’s area, making a queue of applicants with the contractor’s coordination and without informing others, we succeeded in making the price of stocks real and reviving the buying and selling of stocks.

Some of the important and effective actions for branding that led to the success of such project are as follows:

  • Performing signage to introduce the project in the town,
  • Changing the name of project from Imam Reza to Chitgar Residential Town,
  • Naming all the building blocks, changing the name of builder company from Hadi Construction to Chitgar Developing Construction.

We managed to sell 1000 residential units in this project and thanks to the financial assistance contributed at that time, more than 1200 residential units were transferred to the stockholders. The One Iranian Company was ready to transfer 9 to 10 thousands other residential units during the 2-3 following years while in spite of our company’s recommends, with the contractor’s complete consent, the term of agreement ended.

This project is one of the most memorable projects for The One Iranian Company and Avant-garde Iranian that during the project they could break all the previous records of Avant-garde including the number of employed workforce in the project, the number of selling offices, forming queues of people for buying and etc. Cooperation with Darvag Company in advertising is another good experience for our company in this project.

Atlas Kish Residential Tower

“Strong belief in the project’s characteristics and also a heartfelt assurance about its success were the main key for a successful sale.”

Due to the successful experience of cooperation with the project’s employment, sales and marketing of Residential-Coastal Towers of Atlas Kish in azure shores of Persian Gulf were assigned to The One Iranian Company for. After seeing the contractor’s preferences, despite receiving various offers of single selling, at that time, contractor’s insistence on selling the whole project at once led to this result that The One Iranian ended its cooperation with the project. After organizational changes in Atlas Iranian Company in 2014 and their resumption of single selling in Atlas Kish Tower, The One Iranian resumed its cooperation with the project.

At the time of starting the project, our biggest challenges were lack of managerial integrity, negative attitudes of addressees towards the project and not reasonably pricing residential units. Due to making the sales team in the absence of The One Iranian, there was no integrated managerial strategy toward sales and marketing activities, therefore pricing and confidentiality of pricing information in the market faced many issues and this resulted in lots of disorders for The One Iranian in the procedure of planning for sale. On the other hand, the contractor’s attitude had changed for several times and this led to a negative subjectivity in indigenous people and the district’s residents and also decreased the project’s popularity among addressees. The other point is that in spacing for the project, the contractor had not considered any special recreational facilities and that was the reason for many experts to forbid The One Team from accepting the project.

At this time, The One Iranian carried out some extensive research about the market in several phases to make sure about the success of the project. The result of this researches proved that in case of adding some special recreational facilities to the complex, the maintenance and repairs costs of it would be high and since the buyers of this project are mostly looking for purchasing the second house, paying high prices for the maintenance and repairs costs would not be reasonable for them and in this case, compared to living in residential units, staying in hotels would be so economical. In this phase, The One Iranian turned the threats that were posed by the ones aware of the market about non-existence of recreational services into the project’s strength and offered them as a leverage to decrease the maintenance and repairs costs and encouraged people to live in Kish Island. That was the first time that a residential complex in Kish was being offered to the market at an economical price for maintenance costs and that was why it was facing an untouched market and for developing the marketing, the addressees of the project were grouped in a more limited and precise cluster. In the next level, after getting the potential viewer and addressees’ reactions, the process of reforming the product started during the sales process and the lobby that previously had some residential units, was completely used as the entrance and the shared spaces like terrace were defined and operated in upper floors.

Another challenge faced by The One Company at the time of selling the project was the contractor’s reluctance for city advertisements such as billboards and public media. Regarding such restriction, The One Iranian planned for marketing by reselling previous projects to customers, determining potential addressees, telemarketing, marketing via SMS and also forming customers’ club for buyers and beneficiaries. By adopting effective pricing strategies, determining the precise time of selling and terms of payment and also increasing prices step-by-step, The One Iranian succeeded in selling 109 residential units within 2 years. Presenting the plan for managing the operation in this project as the main key for the long-term success in Atlas Kish was a suggestion from The One Iranian Company to the contractor that we hope this matter will be followed and operated by the manager’s expertise. Atlas Kish is one of the projects that from the very first step until the end of the project, its selling process was under control of The One Iranian and we always remember the cooperation in this project honorably.

About Atlas Kish:

Thanks to the architecture and its special position, Atlas Kish Residential Tower has the maximum view of beautiful Persian Gulf from three sides. Its stunning and breathtaking design which is in compliance with the climatic features of the island, allows residents see the sea from the inside of commons and corridors. Palm Plaza Villa Town (Kelarabad)

Palm Plaza is located in one of the most charming areas of Kelarabad, 190 km from Sari, the provincial capital, and 212 km from Tehran. Shamseh Market (Ghom)

Shamseh Bazar is located on an exclusive city spot, near Imam Khomeini Square in the center of the city. It is also neighboring the shrine, Commercial and Office Centers, Residential Complexes and other religious sites which all adds up to the importance of the location of this project. Imam Khomeini Square is the county’s biggest civil construction project which is under supervision of City Council and City’s Aesthetic Improvement Organization. In 2013, 70% of this project was completed. This project is also neighboring parking lot with capacity of over 2000 units.
Design of this building is based on Traditional Iranian and Islamic Architecture. Some of the great advantages of Shamseh Bazar includes the variety in sizes of the offered units, defining adequate welfare – leisure spaces.

The One Iranian was responsible for Design, Planning Project Branding Strategy, Comprehensive Project Naming Plan, Comprehensive Pricing Plan and Sales Strategies. With the partnership of City Council and City’s Aesthetic Improvement Organization all of these goals were successfully delivered.

Setareh Poonak Residential Towers

Setareh Poonak Residential Complex, with an overall area of 14630m2, aims to create job opportunity, improve economy of the city and also provide housing for residents of Qazvin. This project includes seven towers of 17, 18 and 19-storey buildings. This project is located in Poonak district which is based on the northern part of Qazvin City. Poonak’s northern access connects this region to Qazvin – Zanjan Highway, the eastern access connects it to Nokhbegan Boulevard and Boostan Barajin Highway, its southern access connects it to Amir Kabir Boulevard and its western accesses connects it Noroozian St and Imam Khomeini International University.

Client and financier of this project is Behsazan Ayandeh Qazvin. Employees of City Council of Qazvin’s Retirement Fund Institute has partnered with and bought shares from Behsazan Ayande Qazvin, in order to take a step towards reaching their goals.

In 2013, The One Iranian acted as the sole sales agents of the project managed to deliver residential units of Setareh Poonak projects which were the first residential apartment complex in Qazvin City.

Armani touristic Complex (Nowshahr)

Armani is one of the most unique villa development projects of northern region of Iran. This is one of the most exclusive projects of Masood Consultants, which is located on 10 km of Noor – Noshahr Highway. The 74000m2 land of this project has been divided into 76 pieces with square footages ranging between 500 – 1300 m2. Some of the facilities of this project include: Bicycle Path, Walking and Running Path, Play Grounds, Helipad, etc. One of the great features of this project is that the designs of the villas are based on the demand and taste of their clients.

In 2011, The One Iranian assisted this project as the sales and marketing engineering consultants of the project.

Paakdasht Commercial Center

Pakdash Commercial Center with area of over 8000m2 is placed near the city’s biggest traffic circle. This under construction project contains 400 commercial units and 800 parking spaces.

This great commercial project is divided into 3 categorized floors. Podium of this commercial center is used for jewelry and watches, mobile phones and cosmetics. Second floor is used for clothing and third floor is used for home appliances and carpets.

In addition to these markets, this complex includes: Welfare and leisure center, Secure Services such as banks, restaurants and fun fairs.

In 2012, The One Iranian assisted this project as: Sales and Marketing Engineering Consultants, Value Engineering Consultants, Pricing Consultants and was also responsible for design of Strategic Outcome Plan.

Vardavard Residential Complex

Vardavard residential project consists of 40 units placed on 2000m2 of land and is located on Imam Hossein St, a region in the city of Vard-Avard. These 40 building units are divided in to 4 building blocks.

Project Details:

- Number of Floors of each block: 5

- Number of units in each floor: 2

- Number of 110m2 units (3-bedrooms): 30

- Number of 112m2 units (3-bedrooms): 10

- Number of parking floors: 2 floors of parking plus 12 extra parking spaces

In December, 2012, The One Iranian reached an agreement with the clients of this project to become the sole marketing and sales agent.

Fruit and vegetable Market (Yazd)

The Fruit and Vegetable Market project, which was the partnership of Sazeh Paydar Yazd and and City Council of Yazd, aimed to relocate the current market from the city center to a location where there is a better access and traffic conditions.

This project was based on 50 hectares of lands and floor area of 175000m2 with facilities such as Booths which can offer fruits and vegetables in bulks, Cool Room, Industrial Scale, Dried Fruits Market, Dairy and Protein Market, Motel, Mosque, Bank, Retail Spaces, Restaurant, Café divided into 8 phases.

In 2012 The One Iranian was chosen as the sole sales and marketing agent. As the only sales agent of this project, they focused on this project for duration of 3 years and managed to assist the project by offering various services such as: Designing Strategic Advertisement Plan, Pricing of the project units, Designing the Execution and Regulation Plan, Study Unions and Focus Groups, Logo Design, Media and Regional Advertisement.
